Real Estate Talk with Heather Sheaffer: Home Buying Timeline

First, we’d like to welcome you to another episode of Real Estate Talk with Heather Sheaffer! Today, he will be discussing how to make a clean offer. Now sit back, relax, and enjoy the show!

The Basics:
1. Find your dream home.
2. Make an offer.
– Once the offer is accepted, the timeline starts.

Days 1-17
– Complete all inspections (home, termite, etc.)
– Repair requests from the buyer to the seller
Days 18-21
– Loan contingency (if applicable)
– All loan paperwork must be submitted and ready to go.
– Constant communication with your lender and agent is KEY.
Day 21
– All contingencies are lifted (everything ready to go)
Remaining time before Close of Escrow:
– Title company checks everything.
– Sign Loan Docs.
– Funds wired to escrow
– Paperwork is filed with county
– Recorded= Home is yours!!

Helpful Reminders:
– Ask Questions.
– Submit documents on time.
– Stay on top of the transaction.
